For homeowners
You own the home.
You should understand
every number in it.
We run 40 high-desert homes, we walk every one of them, and we’ll tell you what we charge before you pick up the phone.

Our fee, printed on the page.
Most managers make you sit through a call before they’ll tell you what they charge. Ours is 20% of booking revenue, it is the same for every home we run, and there is no onboarding fee, no marketing fee and no markup on maintenance.

a year, on those assumptions
Cleaning is billed to the guest, not to you — about $13,875 across the year on this occupancy, and it never touches your side of the ledger.
An estimate, not an offer. Real numbers depend on the home, the season and how it shows — which is what the walkthrough is for.
What the fee covers
Everything between a guest and your front door.
Listing and pricing
Built once, properly, then repriced against real demand every day — not a rate you set in March and forget.
Guests, around the clock
Every message, every late arrival, every 11pm question. You never get the call.
Turnovers and linen
Our own housekeepers, our own standard, walked before each arrival.
Maintenance
Coordinated and supervised, billed at cost. Desert homes fail in specific ways and we know which ones.
Photography and styling
We'll tell you the four things that would move your nightly rate, and shoot it again once they're done.
Statements
One page, monthly, on schedule. Every line traceable to a booking.
Getting started
Three weeks from walkthrough to booked.
- Week one
A walkthrough
We come to the home, we're honest about what it needs, and we tell you what we think it earns. No obligation on either side.
- Week two
We set it up
Photography, listing, pricing, locks, linen, and the operational plumbing guests never see.
- Week three
Live
On our site and the channels that make sense for your home. Bookings start landing.
- Ongoing
You get paid
Monthly statement, same date each month, no surprises to chase.
Who we take
We say no
more than we say yes.
40 homes, and we walk every one of them ourselves. That only works because the list stays short on purpose.
Homes with a point of view
Architect-built, restored homesteads, or something genuinely strange. If a guest can't tell it apart from the next listing down the road, we can't price it the way you'd want.
Owners who want it run properly
We're not the cheapest and we don't cut turnovers short. If the plan is to squeeze the margin, we're the wrong people.
Inside the towns we know
Joshua Tree, Yucca Valley, Pioneertown, Landers, Twentynine Palms, Morongo Valley. We won't take a home we can't reach in twenty minutes.
Who you're booking with
Five people, one area code.
Not a support queue. When something goes sideways at 11pm, it’s one of these five who picks up — and they’re a short drive away, not three time zones out.
